DLF Luxury Builder Floors in Gurgaon
Phases, Prices, and What You Actually Own
DLF builder floors in Gurgaon are low-rise independent floors that DLF has sold since October 2020 in DLF City Phases 1 to 4, DLF Alameda in Sector 73, and DLF Gardencity in Sectors 91 and 92, with each batch registered with HRERA Gurugram. The first batch, 88 residences on 22 plots in DLF City Phase 3, sold for over ₹300 crores at ₹3.75 crore to ₹4.25 crore per floor. DLF Floors Price in Gurgaon
DLF opened its DLF City floor launches at ₹11,000 per sq.ft. in October 2020 and raised the rate to ₹15,000 per sq.ft. in later launches. In New Gurugram, its floor rate rose from ₹5,500 to ₹7,000 per sq.ft. over the same launch period, according to DLFs marketing head in November 2021.
Demand held up through those increases. DLF reported new sales of about ₹600 crores from independent floors in the October to December 2021 quarter alone.
DLF has not published a current price list for its floors, and resale rates are set deal by deal. To judge a resale price, ask for the registered sale deeds of other floors on the same street, and confirm whether the quoted size is carpet or super area.
Independent Floor Ownership in Haryana: What You Actually Own
Floor-wise registration in Haryana became operative through a March 2019 order of the Town and Country Planning Department. It allows each floor of a stilt-plus-4-storey building to be registered as an independent dwelling unit.
For stamp duty, the Sub-Registrar splits the land cost equally between floors: 50 percent each where there are 2 floors, about 33 percent each for 3 floors, and 25 percent each for 4 floors. That split is a valuation rule, not a title map, so your sale deed decides which parts of the building are yours.
The same order sets the building conditions. Stilt parking is mandatory, maximum height is 16.5 metres, and any building above 15 metres needs a fire NOC and a structural stability certificate. Roof, terrace, and basement use are not fixed by this order, so read those clauses in your DLF independent floors agreement line by line before you sign.
Stilt Plus 4 Floors in Gurgaon: Policy Status in 2026
The rules for a fourth floor have changed 6 times in under a decade:
- 2017: The Haryana Building Code is amended to allow stilt plus 4 floors.
- February 2023: The state bans new stilt plus 4 constructions after residents protests.
- 2 July 2024: A notification brings it back for plots on roads of 10 metres or wider, subject to a neighbours consent or a 1.8-metre side setback. Enclosing the stilt cancels the plan approval or occupation certificate.
- August to September 2024: Approvals are paused while the case is in the High Court, then the pause is withdrawn on 21 September 2024.
- 2 April 2026: The Punjab and Haryana High Court stays the July 2024 notification, saying the state had not audited infrastructure capacity.
- 21 July 2026: The Town and Country Planning Department puts all further stilt plus 4 approvals on hold until further orders.
The freeze covers further approvals. If you are buying one of the DLF City floors in a building that already exists, ask for that buildings approved plan and occupation certificate, and check that the stilt is still open as approved.
Builder Floor vs Apartment in Gurgaon
The legal difference starts with registration. The RERA Act exempts projects on land of 500 sq.m. or less, or with 8 apartments or fewer across all phases, from registering with the regulator. DLF chose to register its floors in multi-plot batches, so your unit gets RERA cover only if its plot is inside a registered batch. A floor from a small independent builder on a single plot may have no RERA registration at all, which is the main reason to confirm the batch before comparing price with an apartment.
