DLF Project Possession Dates 2026 to 2031
Arbour, Privana, Dahlias and More
DLF project possession dates registered with the Haryana Real Estate Regulatory Authority for its current Gurgaon luxury projects fall between 2030 and 2034, beginning with The Arbour and ending with Privana North. These registered dates are the legal deadlines DLF must meet, not promised handover dates. DLFs finance chief has said its large projects will start delivering from FY27 and FY28, which is earlier than any registered deadline. Listing websites often show different dates, so the registration certificate is the only possession date a buyer can enforce.
DLF Arbour Possession Date
The DLF RERA completion date for The Arbour in Sector 63 is set by registration RC/REP/HARERA/GGM/671/403/2023/15, dated 23 January 2023, which is valid until 31 March 2030. That is the latest date by which DLF must complete the project.
DLF expects to finish well before that. On its May 2026 earnings call, Group CFO Badal Bagri said: "All our large projects starting from Arbour will start getting delivered from FY27, 28 onwards." FY28 ends on 31 March 2028, so DLFs own guidance puts the practical DLF Arbour possession date about 2 years ahead of the registered deadline. Project details are at dlfinfo.com/dlf-the-arbour.
DLF Privana South Possession Date
Privana South in Sectors 76 and 77 is registered as RC/REP/HARERA/GGM/772/504/2023/116, dated 18 December 2023, with a registered completion date of 30 June 2031 for its 7 towers on 25.148 acres.
Some listing websites show possession for this project as early as 2026. That date does not appear in the registration, so treat it as a listing error and rely on the registered DLF Privana South possession date instead.
DLF Privana West Possession Date
Privana West is registered as RC/REP/HARERA/GGM/819/551/2024/46, issued in April 2024. Its registration application declares 31 December 2031 as the likely completion date for 785 apartments and 10 penthouses.
DLFs own project page states possession in December 2028. When the two differ, the registered DLF Privana West possession date is the one you can enforce, while the earlier date is the one DLF is aiming for.
DLF Privana North Possession
Privana North was registered on 5 June 2025 as RC/REP/HARERA/GGM/954/686/2025/57. Its registration application declares 31 March 2034 as the likely completion date for 6 towers of stilt plus 50 floors. As the newest and tallest Privana phase, its DLF Privana North possession is the furthest away of any project in this tracker.
DLF Dahlias Possession Date
The Dahlias in DLF Phase 5 were registered on 4 October 2024 as registration 99 of 2024, with a completion date of 31 December 2031. It is the only project in this list where DLF is still selling unsold units, so a buyer today is paying a 2026 price for a home whose registered DLF Dahlias possession date is 5 years away. DLF Aureva Possession Date
The Aureva, the senior living tower beside The Arbour in Sector 63, is registered as RC/REP/HARERA/GGM/1092/824/2026/64, dated 14 September 2026. Its registration application declares 31 October 2033 as the likely completion date for its single tower of ground plus 45 floors. More on the project is at dlfinfo.com/dlf-the-aureva.
DLF West Park Possession in Mumbai
Outside Gurgaon, Phase 1 of The West Park in Andheri West, Mumbai, is registered with MahaRERA as PR1181012500079, valid until 30 June 2032. Its 416 homes in 4 towers of 37 floors sold out for over ₹2,300 crores in July 2025.
DLF Handover Timeline: Why Registered Dates and Real Handovers Differ
Developers register a completion date with a cushion, because missing it triggers penalties, so DLF project possession dates on the register are usually later than the target dates in sales material. The real DLF handover timeline depends on construction progress and on the occupation certificate.
Financial Incentive to Finish Early: DLF follows the completed contract method, meaning it books revenue from a project only when completed. Additionally, DLF has a recent precedent of early handovers: The Grove in Sector 54 received its occupation certificate on 30 August 2024, well ahead of its registered due date of 31 December 2025.
Money set aside for construction is the other signal to watch. In August 2025, DLF said it needed ₹23,500 crores to complete all its launched projects and held ₹7,782 crores in RERA escrow accounts, which by law can only be spent on those projects.
